Anyone who has ever become a Realtor has been in your shoes and there is a very easy answer to it all. You need to basically offer yourself to a successful veteran as a slave (mentor-ship). You are now your own boss and have a 100% commissioned income and the quickest way to making the big bucks is to start out working for free. By getting the successful veteran to "use" you, you will learn by doing and being involved in every step of the process. If you work hard the experienced Realtor may share a commission down the road or throw you a bone in the way of a client of your very own. If your brokerage does have formal training and they aren't charging you extra for it, I recommend you attend. I also suggest you offer to do open houses for others in your office when your mentor isn't using you as it is a good way to find buyer clients. Good Luck and don't be afraid to ask your broker for help when you are unsure about something (it is best way to avoid getting sued).
